Downtown and Morris Avenue

Orchestra Partners is proudly headquartered downtown Birmingham.

Inspired by Birmingham’s downtown revitalization, we started Orchestra Partners with a goal of continuing this growth to build a better Birmingham. We believe that any city needs a strong urban core, so our focus is on creating innovative, quality projects that attract residents downtown and to the Morris Avenue area.

Founders Station

In the heart of Downtown Birmingham, Founders Station is Orchestra Partners’ first mixed-use project. Tapping into Birmingham’s love affair with Morris Avenue, we created Founders Station with a goal of connecting one of Birmingham’s most historic locations to First Avenue North and other downtown destinations.

To best utilize the 59,000-square-foot redevelopment, we converted a parking lot into a walkable plaza, built 18 affordable residential condominiums for young professionals, and brought two restaurants, two bars, and two small retail businesses downtown.

Phase two of this project will include McAdory Taps, open-plan office spaces and new residential condominiums.

The Frank

205 20th St N #730, Birmingham, AL 35203

Originally constructed in 1903, The Frank-Nelson Building was one of Birmingham’s original skyscrapers. Orchestra Partners acquired the 10-story building and won historic tax credits to redevelop the historic building into 100,000 square feet “vertical campus” of multifamily units with retail on the ground floor.

Mercantile on Morris

Mercantile on Morris is one block east of Founders Station. We focused on smaller, more affordable residential and retail units, to continue activation on Morris Avenue as an entertainment corridor.

We replicated the successful Founders Station plaza model connecting First Avenue to Morris Avenue to execute a mixed-use product that will further attract residents to the Morris Avenue area.
