Municipalities

There is a notorious gap between planning and implementation. Cities commission plans and rely on developers to execute projects within them, but these efforts usually end up with exciting new plans collecting dust on shelves within a few years.

Many cities wonder: How can I ensure that my plan gets implemented?

Orchestra works with municipalities to use their city-owned property to recruit capital. Once under contract, Orchestra creates a master development plan for the properties and recruits investors into a local Seed Fund. The fund then purchases the properties from the city and starts construction on the approved plan.

We also provide feasibility studies to cities that are trying to determine the highest-and-best-use for a specific building, how much the project would cost, how long it would take, and its economic impact.


Investors & Foundations

Individual investors, foundations, family offices, etc. often have a highly vested interest in the economic future of their city or region.

That impact is usually limited to donations or other soft engagements. We want to empower investors and foundations to improve the physical space they love so much.

As the Seed Fund manager, Orchestra helps recruit allied investors to a common cause, such as a building or a part of town. We create a plan for the property that reflects the mission and goals of the investors, then we implement that plan over the course of development and stabilization.

Foundations in particular are naturally drawn to Orchestra’s mission-oriented Seed Funds, which leverage patient capital to ensure that key real estate assets don’t fall into the wrong hands where they can remain stagnant or become a nuisance.


Large, Private Property Owners

Sometimes a large, private property owner has a project they’ve been trying to execute for years, but the undertaking is simply too cumbersome and risky.

Orchestra can create a master development plan for the property, use that plan to source additional equity through a Seed Fund, secure permanent debt at an optimal rate, and then personally guide you through the development process.

This same strategy can apply to many smaller properties in a single area. Seed Funds are designed to last up to a decade, providing plenty of time to gradually implement a master development plan for each property.

Alternatively, Orchestra can provide a feasibility study to the property owner showing how much a highest-and-best-use project would cost, how long it would take, how to finance it, and the returns that could be expected.


Banks, Funds, Insurance Companies, etc.

Lenders and boutique funds often need 3rd party feasibility studies to vet, underwrite, or otherwise justify the highest-and-best-use value of a property. Due to the uniqueness of our portfolio and our custom approach, Orchestra is well-positioned to complete these types of studies, especially on unwieldy deals or ones that require comparing multiple concepts on the same site.
